Canadians consider the Lower Mainland’s climate the best in the country – but plentiful rain and occasional frosts are hard on asphalt surfaces such as driveways and parking lots. If your asphalt surface is showing signs of wear, call Modern Edge for parking lot and driveway repair in the Lower Mainland. We’ve got the right tools and skills to repair, resurface or replace asphalt surfaces for residential and commercial properties. Contact us for an estimate and we will be happy to answer your questions and give you cost-effective options.

Asphalt is a popular material for residential paving in Greater Vancouver neighbourhoods – and it’s not hard to see why. It’s affordable and generally easy to maintain. If cracks appear as the material shrinks and expands due to temperature changes, it can be patched. A well-maintained asphalt driveway can last up to 20 years. However, the appearance and durability of an asphalt surface rides on how well the installation has been done. Poor drainage or failure to create a proper foundation will cause problems such as fissures, depressions in the surface and “alligator cracking,” a network of cracks due to ice formation beneath the surface.

Modern Edge has more than 20 years’ experience in the installation of asphalt. We use only government-approved materials and we don’t take shortcuts. Whether you want a new asphalt driveway installed or repairs made to an existing asphalt surface, call Modern Edge for beautiful results, unbeatable prices and our workmanship guarantee. Ask us about sealcoating your driveway to protect it against the elements and keep it looking new longer!

Concrete Driveway

Your concrete driveway is usually one of the first things people look at when they come to your home. It is always nice to leave a great first impression, especially when you have guests over. The best thing about concrete is that we can incorporate colour schemes and designs to perfectly match the exterior and landscape of your home. We have seen some beautifully done driveways in the past but they didn’t quite match the rest of the home. We ensure that the vision of your entire home matches seamlessly with your driveway. Driveways are also a perfect area for decorative concrete. Two of the most common decorative concrete that are used for driveways are exposed aggregate and stamped concrete.

Concrete Driveway Finishes

Concrete driveways can have many different finishes and designs depending on how you want it to look. We’ve outline some of the more common types below:

Sand Washed Concrete Finish

A sand washed finish can come in many different options of natural colours. This finish is similar to exposed aggregate but without the pebbly texture that exposed aggregate is known for. With the colour that sand finish provides, it is an excellent complement for landscaping as well. The usual colours available with a sand finish are natural tones of tan and brown and helps to give a relaxed natural vibe. Not only does this finish have a great texture, our concrete contractors can work with you on other designs and colours to really make your driveway come alive.

Stamped Concrete Driveway

One of the most popular ways to design a driveway is through a stamped finish. A stamped concrete driveway can be the perfect addition to your home as this type of finish is not possible with other types of material. The true potential of stamped concrete comes from its ability to be a cost effective look alike of other more expensive materials. Through stamping, you are able to make your driveway look like brick, cobblestone, and slate. This flexibility allows for uniquely designed exteriors that truly matches the home and the surrounding landscape. The best part is that the driveway is made of concrete so you know it will be durable.

Exposed Aggregate Concrete

Driveways that use exposed aggregate concrete are some of the most beautiful driveways we have ever seen. The difference between exposed aggregate and a regular concrete driveway is that the top layer of concrete is removed to “expose” the sediments

that are in the concrete mix. You are able to add different types of designs by changing the types of sediments that are used in the concrete mix. While still a durable finish, it is prone to a bit more damage compared to a regular driveway. This finish will be required to be sealed a little more often and a bit more attention to cleaning. If you do like the look of exposed aggregate though, this small bit of added maintenance shouldn’t be the deal breaker between finishes.

Broom Finish Concrete Driveway

The broom finish, also called brushed concrete, is achieved by “brooming” the surface of a driveway in the final stages of the process with a concrete broom. Once the surface is broomed, it becomes very durable with a bit of texture which provides some traction. A broom finish is the most basic and commonly used type of finish and is probably one that most people would recognize. Broom finishes go very well when mixed and matched with other types of decorative concrete finishes. A classic combination that our clients love is the middle section of a driveway with a broom finish with a stamped concrete border surrounding it. There is lots of room for creativity as well with a broom finish as it is easy to design and stain.

Concrete Stairs

As you’re approaching the front door of a home, more often than not you’ve probably taken a few steps to reach the door. Stairs play a vital role in our lives and we want to ensure a durable and reliable material such as concrete is used. If you use a material like wood, a myriad of issues come up such as rotting, splinters, and creepy crawlies living within and under your wood. With the decorative techniques we can apply to concrete, we can make your staircase durable and beautiful at the same time. A small thing our clients appreciate and love is when the transition from the walkway to the stairs is seamless due to either having the same type of concrete used or a concrete that perfectly matches the stairs and pathway.

The last thing you ever want to walk on is a set of stairs that look dodgy. The materials that are used in stairs are very important as certain materials can lose their strength and beauty faster over time. If you combine materials such as wood or stone with the constant precipitation that we get in Vancouver, it can create a potentially dangerous environment.

That’s why you typically see concrete as the material of choice when it comes to stairs around your home. The versatility the concrete offers make it a great choice as you have so many options for design and styles as well as being a relatively affordable material that will last you years to come. We’ve listed some of the decorative finishes that our clients have had done for you to take a look at.

Stamped Concrete Stairs

Stamped concrete is such a simple yet elegant way to decorate your concrete and your stairs is no exception. We’ve seen people try brick, cobblestone, and stone stairs that can turn out beautifully but end up involving a lot of maintenance work. When stamping concrete, there is only an imprint on the top layer which makes it harder for plants and weeds to grow. The best part of stamped concrete is that you can mimic the above materials for a fraction of the price without the hassle of added maintenance work.

Exposed Aggregate Concrete Stairs

Exposed aggregate stairs get the best of both worlds with a great look on top of the added traction it gets from the sediments. This look is achieved when you take the top layer of poured concrete off to “expose” the rocks and stones that are part of the concrete mix. With exposed aggregate, you can pick from many different options or textures and patterns as this is dependent on what material is put into the concrete mix. Many people have an exposed aggregate driveway which looks even better with a matching stair-set.

Contemporary Style Stairs

If you have a home with more of a modern interior design, having contemporary/modern style stairs on the exterior of your home would be the best match. These types of styles feature natural surfaces that are sleek and smooth without much added texture or colour. It really is an elegant style as we have even received compliments from various interior design specialists. If you are looking for a modern and sleek fit, this is the stair for you.

Circular Concrete Stairs

Circular stairs can be a great way to make space seem larger than it is. They can be shaped both ways where either the top or bottom of the stair has less surface area. This classic design is actually influenced by old Greek architecture which is still commonly seen in the design world today. These types of stairs are also an excellent candidate for decorative concrete as you can change the styles and colours to match your preferences.

Concrete Repairs

Concrete is one of the most durable materials to work with but even then, it may need some repairs over time. Concrete can become damaged from everyday wear and tear, erosion from the weather, and even from the ground shifting below your concrete. Cracks in your concrete can occur anywhere that concrete is used. This can be a driveway, floor, patio, stairs, sidewalks and pathways, and retaining walls. While we recommend that all concrete cracks get taken a look at as quickly as possible, if you notice any cracks in the foundation of your home or in a commercial setting, you should give us a call immediately as these cracks can potentially lead to irreversible damage if left unattended. Our team also handles concrete leak repairs across the lower mainland.

Concrete is many contractors’ material of choice due to its toughness and affordability. However, even concrete can become damaged after years of exposure to the elements. Constant stress and weathering will slowly decrease the strength of the concrete which eventually makes it more susceptible to cracks and spalling. If you want your concrete to look like new again, the team at Modern Edge will be able to fix things up for you.

Our contractors have years of experience in both residential and commercial repair projects. We’ve performed repairs spanning from a residential driveway and sidewalks to large scale commercial repairs for the flooring of warehouses. Each concrete surface is unique due to the combination of the type of concrete and the environment it is in. For any repair job that we do, we thoroughly inspect the damaged area and find the root of your problem to lessen the chance of any future repairs. In some situations, it might not be the most obvious spot that is the cause of the damage.

Residential Concrete Repairs

We have many repair options available when it comes to residential repairs. Whether it be recoating or refinishing concrete for damaged or cracked spots, we have the solution for you. Residential repairs can have quite the spectrum as it can range from a stairway to a small downtown town home to re-doing a driveway for a large luxury home in West Vancouver. Similar to how each type of concrete poured is slightly different, each home and repair will be unique in how the repair is approached. Residential concrete damage such as cracks in driveways, floors, or walls are typically caused by the earth around the structure or due to natural weathering and wear and tear. While the temperature swings are relatively mild compared to the rest of the country, the pacific northwest still sees a decent temperature swing which can cause concrete to expand and contract. If you ever come across a crack in your home’s foundation, a newly formed tripping hazard in your driveway, or just need to get your floors touched up, our concrete contractors will make you concrete look like new again.

Concrete Leak Repair

Seeing a wet spot and cracked concrete is unsettling for everyone but cracks in the foundation of your home and basement aren’t an uncommon thing. With how gravity and water pressure works, concrete that is poured below grade (below ground level) are prime candidates for leaks if a crack appears. If the concrete that is cracked is non-structural, a polyurethane injection is usually the best method to fix the problem. Polyurethane works perfect in wet situations as water will accelerate the curing process which makes it a good solution for active leaks or any crack with mud, sediments, or moisture trapped in them. Performing this type of repair from the inside of the home is the preferred method compared to excavating and installing a waterproof membrane. The former is much less costly and invasive to your property. Our concrete repair team will be able to diagnose what is best for your concrete crack and provide you with the best solution.

Concrete Crack Repair

Cracks in your concrete can be caused by a plethora of things and not only is it not a great sight to look at, cracks that are left unattended could potentially cause some serious damage to your property. If the crack we are dealing with is structural, using an epoxy injection is the most common method. An epoxy injection is great for structural cracks as once the resin is cured, it can return the integrity of your concrete due to how strong the bond is. This type of repair is typically done on above grade (above ground level) concrete as there is less chance of moisture present. Epoxy does not do well with moisture around which is better suited for a polyurethane injection.

Commercial Concrete Repairs

Sometimes the trickiest part of a commercial repair is for your team to notice the damage in the first place. With so many moving parts going on in a warehouse, a small crack could go unnoticed which could lead to much larger problems in the future if left unattended. When large heavy machinery is used on a daily basis in a warehouse, there is a chance that there could be consistent use over some weak load-bearing soil which could create a gap or a void beneath the control joints of the concrete. If this issue is not looked at, it could lead to displacement, flexing of the concrete, and potential sagging which will create an hazardous work environment.

Concrete settlement is another issue we see with commercial and industrial properties. This is caused when the soil surrounding your building is not properly compacted or when water infiltration leads to soil washout. When concrete settlement is left untouched, it can cause structural and major interior damages. Your business could be forced to temporarily shut down until repairs are finished if this is not dealt with early days. If you ever see a concrete crack or any irregularities in your concrete, don’t hesitate to give us a call and we’ll make sure your problem doesn’t get any larger.

Concrete Floor Leveling

Concrete floor leveling is a vital step to ensure your sub level flooring meets code requirements in BC. If you are looking to get your floors renovated, getting your floor leveled by a professional is a definite must. Most flooring companies will void warranties if proper floor leveling is not done prior to installation. We have worked with countless flooring installers and general contractors in the past and know how to have the surface set up for a perfect transition. Our process consists of first cleaning and removing all purities on the surface and patching any cracks that appear. We then seal the floor with a primer and then pour the concrete. As the concrete is drying, our lasers make sure the floor is in line perfectly. Don’t hesitate to give us a call for any concrete floor leveling work.

Leveling your subfloors is actually an important step required to meet flooring code requirements. When our team works on your home we ensure that not only does your concrete floor come out perfectly level, your home will also remain spotless during the entire process. During our prep process, we tape your baseboards and seal any area where dust may enter. A dust control system is also set up to keep the airflow clean as well.

We start with a grinder which removes the impurities on your surface such as bacteria, drywall, and paint. This is done to ensure there is a strong bond with your floor for years to come. Once the impurities are removed from the floor, we vacuum the entire vicinity to ensure the surface is in the best condition. An inspection of the floor is done to check for any cracks or damages in the slab. A quick patch material may be used for damaged areas while caulking is done for cracks.

Once the surface is cleaned and touched up, we seal your floor with primer which helps to establish the bond between your flooring material and the subfloor. After the primer is fully dried, the concrete is poured onto the surface. With our years of experience in the industry, our team has created a process that allows us to pour the concrete at a fast pace to ensure the end product dries together and remains level as a single unit.

As the self leveling compound dries, our team checks the floor with a laser and straightedge to make sure the surface is within the guidelines we discussed as well as within spec. The final touches involve cutting any spray foam that remains and scraping concrete drips.

We’ve all been there, trying to DIY a project and find out that the finished product is not level after the fact. It’s actually a quite common issue to witness with concrete leveling if the work is not done by a professional whose sole focus is on concrete floor leveling. Concrete leveling is the most important step to have a truly flat floor when flooring is being installed. If you are looking to renovate your floor, leveling the subfloor is the first step that must be taken in the process. If you don’t level the subfloor, you are at risk of voiding most flooring installers warranties, excessive movement of your floors under regular foot traffic, cracked boards, squeaky floors, and joint breakage just to name a few. An uneven floor also decreases the value of your home or business as potential buyers will look at this as a major flaw of your property. Not to mention, it is expensive to remove your flooring and having to redo the floor leveling again.

We’ve helped countless homeowners, general contractors, home builders, and flooring contractors with concrete floor leveling. Through our many years of working alongside many different trades people, we know how to leave your concrete slab in perfect condition for a smooth transition for whoever may be working on it next. Our team has experience with both concrete slabs and wood sub floors. If you need to get any floor leveling work done, feel free to fill out our contact form or give us a call to set up a free estimate.

Decorative Concrete

We want to change the perception of concrete that people have and we believe decorative concrete is the best way to show it. Decorative concrete can be applied to any concrete based surface. Just adding some colour to your driveway or concrete floor can really change the dynamic of the space that you are in. Colour can be added to concrete through different types of stains and dyes. Stamping concrete gives a design pattern that is subtle yet very appealing to the eye. Exposed aggregate concrete is a beautiful layer of sediment which also has the added utility of increased grip. Concrete is truly limitless when it comes to its design possibilities.

Modern concrete techniques have allowed us to finish decorative concrete in a variety of different ways. Decorative concrete has become such a popular choice for our clients as it is durable, affordable, and just plain beautiful. Using modern techniques, you can install a large concrete patio in your backyard that has the look of wood. With a combo like this, you get the best of both worlds as

you get durability and strength of concrete with the aesthetic and vibe of wood. You could have a driveway that looks like it was put together with individual cobblestone pieces but it’s actually made of stamped concrete. The possibilities are truly limitless with modern decorative concrete and we want to show you some of the options that are available.

Another great thing about decorative concrete is that different styles look amazing together and you can design a look that is truly unique. It can be one of the best ways to make the exterior of your home and your landscape truly come together as one.

Stamped Concrete

Stamped concrete, which can be called textures or imprinted concrete, is a very simple design which opens up many different options for your project. There are many types of stamps and colour options available to make sure you get the perfect look. Stamping concrete allows you to mimic other materials such as brick, cobblestone, slate, tiles, and limestone. You can also choose what colour your stamped concrete will look like which adds a whole other dimension for your project. Having your concrete stamped may just be what your home needed to spice things up. A great look that mixes two types of decorative concrete is where you have an exposed aggregate center with a stamped concrete border. We have seen this become a popular choice with our clients

Exposed Aggregate Concrete

Exposed aggregate concrete is probably something you’ve seen before but not quite sure what it’s called. It is one of the most common types of concrete used for driveways. How the process works is that once the concrete has been poured, the top layer is removed to “expose” the rocks and different sediments that are part of the concrete mix. Once exposed, a beautiful surface of small stones and pebbles is revealed. You are able to achieve different types of looks by adding in sediment of different types, sizes and shapes. An added benefit of exposed aggregate concrete is the texture developed on the surface of the concrete. It can act as built in traction and can be grippier than other surfaces of concrete.

Stained Concrete

Staining concrete creates a look that truly gives that “wow” factor when people look at it. It’s different when compared to painting as painting applies a layer to the surface of the concrete and gives it more of an opaque layer. Staining on the other hand actually penetrates and infuses with the concrete which creates a translucent effect when you look at the surface. With the stains available to us today, you are able to replicate the look of natural stone, stained wood, and even marble. This is an excellent way to give life to your concrete for both interior and exterior projects. One of our favorite ways to stain is staining a concrete floor with the look of marble. You get the strength of concrete without the usual maintenance involved with a traditional marble surface.
